FROM LISTING TO CLOSING: WHAT TO EXPECT
Every sale is different, but most follow the same path:

Valuation and pricing. We review comparable sales, active competition and buyer demand, then agree on a price and marketing plan with you.

Listing and marketing. Photos, video and listing content are prepared and your property goes live on our website, the North American MLS platforms and our international portals.

Offer and negotiation. We qualify buyers, arrange showings or video tours and negotiate price and terms on your behalf.

Promise to purchase. Once terms are agreed, the attorneys prepare a promise-to-purchase agreement and the buyer pays a deposit, usually held in escrow.

Due diligence. The buyer's attorney checks the title, liens, taxes and permits at the Public Registry and other offices.

Closing and registration. The deed is signed before a notary, taxes are paid and the transfer is registered at the Public Registry. Funds held in escrow are then released to you.
Cash sales often close within about 30 to 60 days of signing the promise to purchase. Bank financing, rights-of-possession land or missing paperwork can add time, which is why we check your documents before we list.

WHAT DOES IT COST TO SELL PROPERTY IN PANAMA?
Sellers in Panama usually pay the following. Your attorney will confirm the exact amounts for your sale.

Real estate transfer tax: 2% of the sale price or the registered value of the property, whichever is higher.

Capital gains tax: 3% of the sale price or the registered value, whichever is higher, paid before the deed is registered. Most sellers accept this 3% as their final capital gains tax. In some cases a seller can instead file to be taxed on the actual profit, with the 3% credited. Your attorney will tell you which option is better for you.

Real estate commission: agreed with you in writing before we list, with every fee explained upfront.

Attorney and notary fees for preparing and signing the sale documents.

Clearances: any unpaid property tax, water bills or HOA fees must be paid before closing.

SPECIAL SITUATIONS
SELLING RIGHTS-OF-POSSESSION (ROP) LAND
Rights-of-possession land can be sold, but buyers cannot get bank financing for it and many prefer titled property, which can affect price and time on market. SELLING WITH A MORTGAGE
You can sell a property that still has a mortgage. The loan is paid off from the sale proceeds at closing and the mortgage is cancelled at the Public Registry along with the transfer. Buyers who need a loan can see our mortgages and loans page.
PROPERTY OWNED THROUGH A CORPORATION
Many foreign owners hold property in a Panamanian corporation or private interest foundation. The sale can be structured as a transfer of the property or, in some cases, of the company itself. Each option has different legal and tax effects, so your attorney should advise before you accept an offer.
OFFERING OWNER FINANCING
Offering seller financing can widen your pool of buyers. Most sellers who do this ask for 30% to 50% down and carry the balance for 5 to 15 years, with title transferring once the loan is paid. See our owner financing page for how it works.

SELLING FROM ABROAD
You do not need to be in Panama to sell. Most overseas sellers sign a special power of attorney so their attorney can sign the deed on their behalf. It can be signed at a Panamanian consulate, or before a notary in your country with an apostille and, if needed, a Spanish translation. Sale proceeds can be paid by international wire once the transfer is registered.
