Pedasí Real Estate Market Update: Fall 2026 Prices
Hi, I'm Ken Norton, founder of Panama Properties. Every season I put together a short market update on Pedasí so buyers can see where prices actually sit before they plan a visit. Here's the fall 2026 picture, in video and in writing.
Pedasí town: move-in-ready homes from about $130,000
In town, you can still find move-in-ready two-bedroom homes from around $130,000 to $140,000. That's an attractive entry point for buyers who want to live within walking distance of the plaza, shops and restaurants, or who want a lock-and-leave base on the Azuero Peninsula without taking on a renovation.
Family homes near town and the beach: $175,000 to $385,000
Most family homes near town and the beach are listed between $175,000 and $385,000. This is the broadest part of the market, covering larger homes, bigger lots and properties a short drive from the coast. Where a home sits in that range usually comes down to size, finishes, land and how close it is to the water.
Playa Venao: the surf and tourism market
Over at Playa Venao, the market sits higher. Homes and condos there run from about $500,000 to over $900,000. Venao is one of Panama's best-known surf beaches, and its surf and tourism appeal is reflected in pricing.
Costa Pedasí land: still the value play
Land is still the value play. Lots in Costa Pedasí run roughly $110 to $250 per square metre (about $10 to $23 per square foot), depending on how close you are to the ocean.
To put that in perspective, a 1,000 m² lot (about 10,764 sq ft) would fall somewhere between roughly $110,000 and $250,000 at those rates. For buyers who want to build exactly what they have in mind, that's a compelling alternative to buying a finished home.

In Panama, buyers pay no agent fee
One more thing worth remembering: in Panama, buyers pay no real estate agent fee. As a buyer, your costs are your own lawyer plus minor notary and land registration fees, so having a buyer's agent on your side doesn't add to your bill.
