Buying Beachfront Property in Panama
From weekend condos to oceanfront estates
In short: we currently have 36 beachfront and oceanfront properties for sale in Panama, not counting city towers. Most are on the Pacific beaches around Coronado, about an hour from Panama City, with smaller groups in Playa Venao, Playa Blanca, Pedasí, Las Tablas and Bocas del Toro. They range from condos at about US$145,000 to large estates, and the typical asking price is about US$610,000.
Beachfront means the property sits directly on the sand or the shoreline. That is different from ocean view, where you see the sea from a distance, and walk-to-beach, where you cross a road or a few lots to reach the water. Beachfront usually costs more, rents better and needs more upkeep.
The right beach depends on how you will use it. The Pacific beaches suit weekends close to the city, Pedasí and Playa Venao suit buyers who want quiet beaches and surf, and Bocas del Toro suits island life on the Caribbean. The sections below compare prices by area and explain what to check before you buy on the coast.

Beachfront Prices by Area

Types of Beachfront Property in Panama
From condos on the sand to building lots and estates, here is what you will find and who each type tends to suit.
01
Beachfront Condos
Towers and low-rise buildings on the sand in Gorgona, San Carlos, Coronado and Playa Venao. The building looks after the pool, security and upkeep, which suits weekend owners and holiday rentals. Check the rental rules and how the HOA budgets for salt-air maintenance.
02
Beachfront Houses and Villas
Family homes and villas with direct beach access, often with a pool. They offer the most privacy, but you handle maintenance, security and staff yourself or through a property manager.
03
Beachfront Lots
Building lots on the shore in Chame, San Carlos, Pedasí, Playa Venao and Bocas del Toro. Confirm the title, the high-tide line, setbacks, road access, and water and power before you buy.
04
Estates and Large Land
Larger oceanfront parcels and estates, from 14 hectares in Las Tablas to island acreage in Bocas del Toro. Zoning, access and title type matter as much as the frontage.
05
Pre-Construction
New beachfront condos and townhomes sold off plan with payment plans. In return you take on delivery risk, so review the developer’s track record, payment schedule and delay terms.
06
Hotels and Commercial
Boutique hotels and tourist-zoned land on the beach. Check the licences, the trading history and the zoning, and use an independent attorney and accountant.
07
Ocean-View and Walk-to-Beach
If beachfront is over budget, ocean-view and walk-to-beach homes and condos often cost much less and still put you minutes from the sand. We can show you both side by side.

Why Buyers Choose Beachfront in Panama
Equal Ownership Rights
Foreigners can own titled property with the same rights as Panamanians, in their own name or through a corporation or foundation. Some rules differ on islands and near national borders, so check the title first.
A Dollar Economy and Banking Centre
Panama uses the US dollar, and local banks lend to foreign buyers on titled property. See our mortgage and financing guide.
Property Tax and Retiree Benefits
Property tax is based on the registered value, with an exemption for a registered primary residence. Pensionado visa holders get discounts on many everyday services. Read our property tax guide.
Holiday-Rental Demand
Beachfront condos and homes on the Pacific coast rent well at weekends and in the dry season, to Panama City families as well as visitors. Returns depend on the building rules, management and the season.
Two Coasts, Close Together
The Pacific beaches are about an hour from Panama City, the Azuero Peninsula is a few hours’ drive, and the Caribbean islands of Bocas del Toro are a short flight away.
A Price Point for Many Budgets
Beachfront condos start from about US$145,000, homes from about US$280,000 and lots from about US$315,000, up to large oceanfront estates. 8 of our current beachfront listings ask under US$300,000.
Know What You Are Buying on the Coast
Three things shape most beachfront purchases in Panama: the title, the public beach zone and the setbacks.
Titled Land or Rights of Possession
Titled property is registered in the Public Registry. Rights of possession (derechos posesorios) are common on islands and some rural coast; they can sometimes be converted to title, but it takes time. Have your attorney confirm which one you are buying.
The Public Beach Zone
In Panama the beach itself is public, including a strip inland from the high-tide line, commonly 22 metres, which cannot be privately titled. Check where the property line sits and how it was measured.
Setbacks, Erosion and Salt Air
Local rules can require building setbacks from the shore, and some beaches change with erosion and the seasons. Salt air is hard on metal, air-conditioning and finishes, so budget for more upkeep.
Costs to Factor In
The price is only part of the budget. Plan for these as well.
HOA Fees
Monthly for condos and gated beach communities, and they vary widely with the amenities. Ask for the current fee and the reserve fund balance.
Legal Fees
About 1% to 1.5% of the price for your independent attorney, plus small notary and Public Registry fees.
Property Tax
Annual, based on the registered value, with an exemption for a registered primary residence up to a set value.
Transfer Tax
Panama’s 2% transfer tax is customarily paid by the seller. Buyers pay no agent commission.

Panama Beachfront Property FAQ
How much does beachfront property cost in Panama?
Across our 36 current beachfront and oceanfront listings outside Panama City, prices run from condos at about US$145,000 to estates in the millions, and the typical asking price is about US$610,000. Condos typically ask about US$310,000, houses about US$1.2 million and lots about US$665,000. These are asking prices from October 2026, not closed sales.
Can foreigners buy beachfront property in Panama?
Yes. Foreigners have the same property rights as Panamanians and can own titled beachfront property in their own name or through a Panamanian corporation or foundation. Rules differ on some islands and within 10 kilometres of a national border, so use an independent attorney to check the title before you buy.
Can I own the beach in front of my property?
No. Beaches in Panama are public, including a strip of land inland from the high-tide line, commonly 22 metres, so the sand in front of a beachfront home cannot be privately titled. You own the land behind that line, and anyone can walk along the beach.
What is the difference between titled land and rights of possession?
Titled land is registered in the Public Registry, which gives you the strongest ownership and lets banks lend on it. Rights of possession (derechos posesorios) are common on islands and some rural coast. They can be bought and sometimes converted to title, but the process takes time and carries more risk.
Where can I buy beachfront property near Panama City?
The closest beaches are in Gorgona, Coronado, San Carlos and Chame, about an hour from the city. We have 21 beachfront listings there, from condos at about US$145,000 to homes, lots and a boutique hotel.
Where can I find beachfront property under US$300,000?
We have 8 beachfront and oceanfront listings under US$300,000, mostly condos and townhomes in San Carlos, Gorgona, Chame and Coronado, plus beachfront condos at Playa Venao. Tell us your budget and we will send you a shortlist.
Is beachfront better than ocean view?
It depends on how you will use it. Beachfront gives direct access to the sand and usually rents best, but it costs more and needs more upkeep from salt air. Ocean-view and walk-to-beach properties often cost much less and can suit full-time living better.
Can I rent out a beachfront condo?
It depends on the building. Some beach buildings allow short-term rentals and others restrict them. Check the building’s regulations before you buy, and budget for management and cleaning.
What should I check before buying a beachfront lot?
Confirm the title, the survey and where the high-tide line sits, the setbacks, the zoning, road access, and water and power. Ask about erosion and flooding, and have an independent attorney and surveyor review everything before you sign.
What are the closing costs when buying beachfront property?
Buyers pay no agent commission; the seller pays it. Your main cost is your attorney, typically about 1% to 1.5% of the price, plus small notary and Public Registry fees. The 2% transfer tax is customarily paid by the seller, and a deposit of around 10% is usually held in escrow until closing.
Can I get a mortgage on beachfront property?
Yes, on titled property. Through our lending partner, qualified foreign buyers can finance up to 75% of the purchase price. Banks do not usually lend on rights-of-possession land, so those purchases are normally paid in cash.
Is there capital gains tax when I sell?
Yes. Panama withholds 3% of the sale price or the registered value, whichever is higher, which most sellers accept as the final tax. You can instead file on the actual profit, with the 3% credited.
Can I buy without being in Panama?
Yes. We can show you properties by live video, and you can sign through a power of attorney given to your lawyer. For beachfront, we still suggest walking the beach in person, ideally at high tide.
