Living in Cañas
Wild beaches, farmland and room to breathe
Cañas is a rural stretch of the Azuero Peninsula’s Pacific coast in Los Santos Province, west of Playa Venao along the coastal road toward Tonosí. It is cattle country that meets long, empty beaches, mangroves and the turtle-nesting island of Isla Cañas.
Life here is quiet and simple. For restaurants, surf and services, most residents head to Playa Venao and Pedasí, while buyers come for ocean-view land, beach homes and the chance to build with plenty of space around them.

Before You Buy in Cañas
Rural coastal property has its own checklist.
Title
Titled or Possession
Check whether the land is fully titled or held under possession rights. Your attorney should confirm before you pay a deposit.
Coast
Coastal Rules
Land close to the high-tide line is subject to public-access and building rules. Check setbacks before you plan a house.
Access
Roads and Utilities
Confirm road access in the rainy season, and whether power and water reach the property.
Turtles
Protected Beaches
Nesting beaches have lighting and building restrictions to protect turtles. Plan your design around them.
Market
A Small Market
Rural coastal land sells slowly. Buy for the long term and for your own use first.
What Property Costs on the Cañas Coast
Based on a sample of advertised asking prices in October 2026 for Cañas and the neighbouring Venao coast, not closed sales. Ocean views and road access drive most of the difference.
Inland lots
Lots of about half an acre near the main coastal road
From about $40,000
Varies with access and services
Ocean-view land
Half-acre lots with views of the Pacific
Around $250,000
Varies with the view
Beach and ocean-view homes

What Drives the Price
The view. Land with a clear ocean view costs several times more than similar land inland.
Access and services. Paved road access, power and water add real value.
Title. Some coastal and rural land is held under possession rights. Titled land is worth more and is easier to finance and resell.

Buying Tips for Cañas
What we check with buyers on this coast before they make an offer.
Walk the Boundaries
Check the survey and boundary markers on the ground, and talk to neighbours.
Check Water Rights
Find out where water comes from and whether a well is possible.
Plan for Building
Remote building takes longer and costs more. Get local quotes before you buy land.
Test the Internet
If you work online, check signal and service options at the property.
Think About Access
Some roads become difficult in the rainy season. Visit between May and November if you can.
Use an Independent Attorney
Your attorney should verify the title, liens, coastal rules and access rights before you sign.
Costs to Budget For
Plan for these on top of the purchase price.
HOA Fees
Monthly, and they vary widely with the building and its amenities. Ask for the current fee and the reserve fund balance.
Legal Fees
About 1% to 1.5% of the price for your independent attorney, plus small notary and Public Registry fees.
Property Tax
Annual, based on the registered value, with an exemption for a registered primary residence up to a set value.
