Buying an Island in Panama
From a whole private island to a home on a Caribbean island
In short: we currently have 10 island properties for sale in Panama: a private island on Lake Bayano, about two hours east of Panama City, and nine properties on Isla Colón and Isla Solarte in Bocas del Toro, from beach apartments to a 10-hectare oceanfront property with its own dock. Asking prices run from about US$180,000 to US$19 million.
Panama has more than a thousand islands on its Caribbean and Pacific coasts and in its lakes. Some are whole islands you can own outright, others are home to towns, beaches and small communities where you can buy a house, an apartment or a waterfront lot.
Buying on an island is different from buying on the mainland. The title, the shoreline rules, boat access, fresh water and power all need more checking, and many islands never reach the open market. The sections below explain where Panama’s islands are, what to check and what island life really costs. Looking for mainland lots instead? See land for sale in Panama.
Islands and Island Property for Sale
These are the islands and island properties in our current listings, from a private lake island to homes, lots and estates in Bocas del Toro. Choose a property for details, photos and pricing, or tell us your budget and we will look for islands that are not on the open market.
Island Prices in Our Listings
Taken from our 10 current island listings. These are asking prices as of October 2026, not closed sales, so use them as a guide rather than a valuation of any one property.
Private island, Lake Bayano (1 listing): US$200,000
Homes and apartments at Playa Paunch, Isla Colón (4 listings): about US$180,000 to US$609,000
Lots on Isla Colón (2 listings): US$315,000 for an ocean-view lot near Bocas town and US$480,000 for a 1,081 m² oceanfront lot
Isla Solarte (2 listings): an overwater restaurant and bar at US$675,000 and a 10-hectare oceanfront property with a private dock at US$2.5 million
Island estates (1 listing): an 82-hectare beachfront estate on Isla Colón at US$19 million
What moves the price: beach frontage, deep water for a dock, titled land rather than rights of possession, a reliable source of fresh water, and the boat time to town and the airport. Size alone matters less than you might expect.
Types of Island Property in Panama
From a whole private island to an apartment by the beach, here is what you will find and who each type tends to suit.
01
Whole Private Islands
An entire island to yourself, usually small and often held as rights of possession or under a concession rather than titled land. The most private option, and the one that needs the most checking.
02
Lake Islands
Islands on Lake Bayano and Gatún Lake, with calm fresh water and road access to the shore. Check the protected status and how much the water level changes through the year.
03
Oceanfront Island Land
Lots and acreage on the water in Bocas del Toro and the Pacific islands. Confirm the high-tide line, setbacks and whether a dock is possible before you buy.
04
Island Homes and Apartments
Homes and apartments on Isla Colón, many near Playa Paunch and Bocas town, with road access, power and water. The easiest way into island life.
05
Large Island Estates
Tens of hectares of beachfront and forest for a private estate or a future project. Budget for surveys, environmental studies and a careful title review.
06
Island Businesses
Overwater restaurants, eco-lodges and small hotels, sold with the property. Check the permits, concessions and trading figures as closely as the land.
07
Docks and Overwater Homes
Docks, piers and overwater cabanas sit on state-owned water and need a government concession. Make sure an existing concession is current and transfers to you.

Why Buyers Look at Islands in Panama
Equal Ownership Rights
Foreigners can own property with the same rights as Panamanians, in their own name or through a corporation or foundation. Some rules differ on islands, in protected areas and near borders, so check first.
More Than a Thousand Islands
Caribbean islands in Bocas del Toro, Pacific islands in the Pearl Islands and the Gulf of Chiriquí, and quiet islands on Lake Bayano and Gatún Lake.
A Dollar Economy
Panama uses the US dollar and has a large international banking centre, so there is no currency risk when you buy, rent out or sell.
Easy to Reach
Tocumen International Airport is one of the best-connected hubs in the Americas, and domestic flights reach Bocas del Toro in about an hour.
Nature on Your Doorstep
Reefs, mangroves, dolphins and rainforest. Several island groups sit beside national marine parks that protect the views and the wildlife.
A Range of Budgets
Island apartments start from about US$180,000 in our listings, a private lake island asks US$200,000, and larger estates are available for bigger plans.
Know What You Are Buying
Three things shape most island purchases in Panama: the title, the shoreline and the protected areas.
Titled Land or Rights of Possession
Many islands and island lots are held as rights of possession (derechos posesorios) rather than titled land. They can be bought and sometimes titled later, but banks won’t lend on them. Have your attorney confirm what you are buying and check for competing claims.
The Shoreline and Concessions
The beach and the water belong to the state, and the public has access along the shore. A dock, pier or overwater building needs a government concession, so confirm any existing concession and whether it transfers to you.
Protected Areas and Restricted Zones
National parks and marine reserves, Indigenous territories such as Guna Yala and land near national borders all have their own rules. Some cannot be sold to foreigners, or at all, so check before you fall in love.
Costs to Factor In
On an island, running costs matter as much as the price. Plan for these as well.
Boat and Dock
A boat, fuel, mooring and maintenance, and often a captain. On remote islands, every delivery of food, fuel and building materials comes by boat.
Water and Power
Solar panels, batteries, a backup generator and rainwater or desalination systems if there is no connection. Budget for replacing batteries every few years.
Caretaker and Upkeep
Most island owners keep a live-in caretaker. Salt air and humidity are hard on buildings, engines and electronics, so plan for regular maintenance.
Legal Fees and Surveys
About 1% to 1.5% of the price for your independent attorney, plus a survey and extra checks for rights of possession. The 2% transfer tax is customarily paid by the seller.

Islands for Sale in Panama: FAQ
Can foreigners buy an island in Panama?
In most cases, yes. Foreigners have the same property rights as Panamanians and can buy in their own name or through a Panamanian corporation or foundation. Many islands are held as rights of possession or under government concessions rather than titled land, Indigenous territories such as Guna Yala are not for sale to outsiders, and areas near national borders and inside protected areas have their own rules. Have an independent attorney check exactly what you are buying.
How much does a private island cost in Panama?
It depends on the size, the location, fresh water, access and whether the island is titled. The private island in our listings, on Lake Bayano, asks US$200,000. Island homes and apartments in Bocas del Toro start from about US$180,000, and large island estates run into the millions. These are asking prices from October 2026, not closed sales.
Are islands in Panama titled?
Some are, but many are not. A large share of island land is held as rights of possession (derechos posesorios), which can be bought and sold and can sometimes be converted to title, but the process takes time. Titled property is registered in the Public Registry, which gives the strongest ownership and is what banks lend on.
Can I build a dock or an overwater house?
Usually, but not on ownership alone. The shoreline and the water belong to the state, so a dock, pier or overwater cabana needs a concession from the government. When you buy a property that already has one, check that the concession is current and can be transferred to you.
How do I get to an island property?
By boat, in most cases. Bocas del Toro has an airport on Isla Colón with daily flights from Panama City, and the other Bocas islands are a short water-taxi ride from town. Lake Bayano is about two hours by road from Panama City, then a short boat ride across the lake.
How do island homes get water and power?
Homes on Isla Colón near Bocas town can connect to local power and water. More remote islands rely on solar panels and batteries, a backup generator, rainwater collection and water tanks, so budget for installing and maintaining them.
Can I get a mortgage to buy an island?
It is difficult. Banks rarely lend on rights of possession or raw island land, so most island purchases are paid in cash. Titled homes and apartments on Isla Colón are more likely to qualify, and some sellers offer owner financing.
Is there capital gains tax when I sell?
Yes. Panama withholds 3% of the sale price or the registered value, whichever is higher, which most sellers accept as the final tax. You can instead file on the actual profit, with the 3% credited.
Can I buy an island without being in Panama?
Yes. We can show you a property by live video and you can sign through a power of attorney given to your lawyer. For an island, we still suggest visiting by boat before you commit, so you see the access, the water and the neighbours for yourself.
