Living in Gorgona
In short: Gorgona, officially Nueva Gorgona, is a beach town in the district of Chame, about 79 km and an hour west of Panama City on the Pan-American Highway. We currently have 26 properties for sale here: 14 houses, 7 condos, 4 building lots and a palm-plantation estate, from $55,000 for a lot near the beach to $1.5 million for an oceanfront penthouse. Half of them ask $215,000 or less.
The beach runs for about 4 km, with a mix of light and dark volcanic sand, a small fish market and the Malibu surf break, one of the best-known waves on this coast. The water is usually calm, but there is an undertow in places, so ask locally before you swim with children.
Gorgona is quieter than Coronado, five minutes to the west, which has the supermarkets, banks, clinics and golf that most owners use. Along the sand you will find condo towers with pools and security; in the streets behind them, houses on generous lots, many with their own pool. That mix makes Gorgona one of the few places on this coast where you can choose between a lock-and-leave condo and a house with a garden at a similar price.

Gorgona works for both, which is part of its appeal: city families come for weekends and holidays, while retirees, surfers and remote workers live here all year.
Weekend and Part-Time Owners
A furnished beach condo with security, pools and on-site management
Rental rules that allow short stays if you want income while away
Five minutes to Coronado for groceries on the way in
Easy highway access and covered parking
Gorgona’s beach condos are usually the starting point
Full-Time Residents
A house on its own lot, often with a pool and room for a garden
Coronado’s supermarkets, clinics and banks five minutes away
Water storage, a backup generator and reliable internet for working from home
A quieter street a block or two back from the beach

Gorgona Real Estate FAQ
Where is Gorgona, Panama?
Gorgona, officially Nueva Gorgona, is a beach town and corregimiento in the district of Chame, in the province of Panamá Oeste. It is about 79 km west of Panama City on the Pan-American Highway, roughly an hour’s drive, between Chame and Coronado.
How much does property cost in Gorgona?
Across our 26 current listings, asking prices run from $55,000 for a building lot near the beach to $1.5 million for an oceanfront penthouse, and half ask $215,000 or less. Houses ask from $95,000 to $950,000, and condos from $128,000 to $1.5 million. These are asking prices from October 2026, not closed sales.
Should I buy in Gorgona or Coronado?
Coronado has the most services, golf and gated communities. Gorgona is five minutes away, quieter, and has more condos on the sand and houses on bigger lots for the price. Many owners live in Gorgona and shop in Coronado. Compare both with our Coronado guide.
Can foreigners buy property in Gorgona?
Yes. Foreigners have the same property rights as Panamanians and can own titled property in their own name or through a Panamanian corporation or foundation. Gorgona is well outside the border zones where foreign ownership is restricted. Use an independent attorney to check the title before you buy.
Is Gorgona good for rental income?
Furnished beach condos are the easiest to rent, mostly to Panama City families at weekends and on holidays, so income is seasonal. Check the building’s short-term rental rules first and budget for management and cleaning.
Do buyers pay a commission?
No. As a buyer you pay no agent commission when you buy through us; the seller pays it. Your own costs are mainly your attorney, notary and registry fees.
