Buy Property in Panama With Owner Financing
With owner financing you buy directly from the seller: you pay a down payment and the balance in fixed monthly instalments over several years, with no bank involved. Foreign buyers are welcome, and you don’t need Panamanian residency or a local bank account.
How It Works
You can move in, or build on your lot, while you pay. The title is transferred to you when the loan is paid off. Until then, your purchase is governed by a promise-to-purchase contract prepared by the attorneys, setting out the price, the payment schedule and both parties’ obligations.
We regularly help buyers and sellers structure these sales, so it is a process we know well.
Why It Matters in Panama
Panamanian banks do lend to foreigners, usually on titled homes and condos, but approval can take months and often needs a larger down payment, income verification from abroad and life insurance naming the bank.
Building lots, rural land and properties in developing coastal areas are much harder to finance, and many banks won’t lend on them at all. Owner financing fills that gap.
Owner Financed Properties For Sale in Panama
Our current owner-financed listings are in Pedasí, on Panama's Azuero Peninsula: building lots in the gated beach community of Costa Pedasí and homes in and around Pedasí town. Terms vary by property, so ask us for the down payment and payment schedule on any listing that interests you.
Don't see what you're looking for? Not every seller advertises financing. Tell us what you want, and we can ask whether owner financing could be negotiated on other suitable properties.

Who Owner Financing Suits
It isn’t the right choice for everyone. If you are buying a finished home or condo, meet a bank’s requirements and want a long term, a bank mortgage may cost less overall. See our guide to mortgages in Panama.

Protecting Buyer and Seller
Because the title stays with the seller until the loan is paid off, the contract matters. Each side should have an independent attorney. There is no single standard structure in Panama, so every sale is negotiated individually. Your contract should cover:
✓ Clean Title
Your attorney confirms the title is clean, with no liens, before you sign.
✓ Price, Schedule and Rate
The down payment, instalments, interest rate and payment method.
✓ Possession
When you can move in or start building, and any building approvals.
✓ Running Costs
Who pays property tax, HOA fees and insurance during the term.
✓ Early Payoff
Whether you can pay early, and how the balance is calculated.
✓ Late or Missed Payments
The grace period and the seller’s remedies, written clearly.
✓ Recording the Contract
Ask your attorney about recording it to protect your position until title transfers.
✓ The Unexpected
What happens if either party dies or the seller wants to transfer the contract.

More Buyers

Security Until Paid
The title stays in your name until the balance is paid, under a contract prepared by attorneys.
Owner Financing FAQ
Is owner financing available on every property?
No. It is offered at the seller’s discretion. Some of our listings advertise financing, and other sellers may consider it as part of a well-structured offer. Ask us about any property you like.
How much down payment do sellers ask for?
Most sellers ask for 30% to 50% of the price. The exact amount is negotiated with each seller and depends on the property and the term.
How long can the term be?
Usually 5 to 15 years, agreed with each seller.
What interest rate will I pay?
It is negotiated individually and agreed in the contract. The rate on one property should not be assumed to apply to another.
Can foreigners use owner financing?
Yes. You don’t need Panamanian residency or a local bank account. The seller will usually want to understand your down payment and how you plan to make the payments.
When do I get the title?
When the balance is paid in full. The property is then transferred to you and registered in your name at the Public Registry.
Can I live in the home or build while I pay?
Yes. You take possession once the down payment is complete, so you can live in the home or build on your lot during the term.
How much is the reservation deposit?
Usually $2,500, refundable for 10 working days while the attorneys prepare the contract. At signing you pay a 10% deposit, which is non-refundable and counts toward your down payment.
Can I pay off the balance early?
Usually, if the contract allows it. Make sure early payoff terms are written into the contract before you sign.
What happens if I miss a payment?
The contract sets out a grace period and the seller’s remedies. We help make these terms fair and clearly written, and your attorney reviews them before you sign.
Do I still need a lawyer?
Yes. Each side should have an independent attorney to check the title, review the contract and protect their position until title is transferred.
Is owner financing better than a mortgage?
Neither is automatically better. It depends on the property, your finances and the terms offered. Banks rarely lend on lots and land, which is where owner financing is most useful.
Can a seller who doesn’t advertise financing still offer it?
Sometimes. A seller may consider a properly structured offer. Tell us what you want and we can ask on suitable properties.
