Living in El Cangrejo
A neighbourhood you can live in on foot
El Cangrejo sits in the middle of Panama City, between Vía España and Vía Transístmica, a few minutes from the banking district around Obarrio and Calle 50. Unlike the waterfront tower districts, it was laid out in the late 1940s with curving streets that follow the hills and a park built into the blocks.
Today it mixes mid-century apartment buildings with newer mid-rise and boutique towers. Residents walk to cafés and restaurants on Vía Argentina, to Parque Andrés Bello, to supermarkets and to two Metro Line 1 stations, which makes it popular with professionals, students and people who would rather not drive every day.

What Apartments Cost in El Cangrejo
Based on a sample of advertised asking prices in October 2026, not closed sales. Treat them as a starting point; the building, floor, condition and parking matter as much as size.

$180,000–$280,000
About $1,500–$2,200 per m²
New and pre-construction
Compact one- and two-bedroom units in boutique towers

Large and premium apartments
Three bedrooms with terraces in sought-after buildings

What Drives the Price
Age and size. Older buildings offer much more space per dollar, while new compact units carry the highest price per m².
Building condition. In older buildings, check the elevators, plumbing, roof and the HOA reserve fund before you buy.
Parking and location. A deeded parking space and a quiet street can add noticeably to value, and parking is limited in this area.

Buying Tips for El Cangrejo
What we check with buyers in this neighbourhood before they make an offer.
Inspect the Building, Not Just the Unit
Many buildings are decades old. Ask about the elevators, plumbing, roof and electrical systems, recent special assessments and the HOA reserve fund.
Confirm the Parking
Parking is tight in El Cangrejo and some older buildings have one space or none. Make sure any space is included in the title or the sale.
Visit in the Evening
Streets around Vía Argentina are lively at night. If you want quiet, look a few blocks away or on a higher floor facing away from the bars.
Check the Rental Rules
Long-term rentals are common, but many buildings restrict short-term rentals. Read the building rules before buying with Airbnb plans.
Price the Renovation
Older, larger apartments can be excellent value once updated. Get quotes early and check what works the building allows.
Use an Independent Attorney
Your attorney should verify the title, liens, HOA debts and the building’s regulations at the Public Registry before you sign.

Renting It Out
Long-term demand comes from professionals, students and people who work nearby, and furnished units near the Metro are especially popular. Rents depend on the building, size, furnishing and parking, so we pull current comparable rentals before you buy. Short-term rentals are restricted in many buildings.
Costs to Budget For
Plan for these on top of the purchase price.
HOA Fees
Monthly, and they vary widely with the building and its amenities. Ask for the current fee and the reserve fund balance.
Legal Fees
About 1% to 1.5% of the price for your independent attorney, plus small notary and Public Registry fees.
Property Tax
Annual, based on the registered value, with an exemption for a registered primary residence up to a set value.
Transfer Tax
Panama’s 2% transfer tax is customarily paid by the seller. Buyers pay no agent commission.
