Types of Commercial Property in Panama
From an office for your own business to a hotel or a building full of tenants, here is what you will find and who each type tends to suit.
01
Offices
Office units in towers in Costa del Este, Obarrio, Calle 50, Avenida Balboa and Punta Pacífica, many furnished and with parking. Check the building rules, fees and parking titles.
02
Warehouses and Office-Warehouses
Warehouses and ofibodegas in business parks near Tocumen and the Corredor Sur. Check the ceiling height, loading access, power supply and the zoning for your use.
03
Retail and Commercial Units
Ground-floor units in plazas and towers, and restored commercial spaces in Casco Viejo. Foot traffic, signage rules and the uses the building allows matter most.
04
Boutique Hotels and Hospitality
Small hotels, a restaurant and bar, and tourism properties in Bocas del Toro, Boquete, San Carlos and Pedasí. Review the licences and the real occupancy figures.
05
Income Buildings and Portfolios
Multi-unit buildings and portfolios that put several units or businesses into one purchase. Ask for the rent roll, the leases and the operating costs.
06
Commercial Land
Highway frontage and lots zoned for commercial use, for a development or your own business. Confirm the zoning, access and services with the municipality.
07
Tenanted and Bank-Owned Property
Some offices are sold with a tenant in place or by a bank. A tenant means income from day one; a bank sale can mean a lower price but a stricter process.

Why Buy Commercial Property in Panama
Equal Ownership Rights
Foreigners can own commercial property with the same rights as Panamanians, in their own name or through a Panamanian corporation. Some rules differ on islands and near national borders, so check the title first.
A Dollar Economy and Banking Centre
Panama uses the US dollar, so there is no currency risk on the property or its income, and local banks lend on titled commercial property. See our mortgage and financing guide.
A Route to Residency
Real estate, commercial property included, can count toward the Qualified Investor residency program. Rules and minimums change, so read our residency by investment guide.
A Regional Business Hub
The canal, the Tocumen airport hub, the ports and the logistics zones bring regional head offices, banks and distributors to Panama City, which supports demand for offices and warehouse space.
Own Instead of Lease
Buying your premises fixes your occupancy cost and builds equity, instead of paying rent that can rise at every renewal.
A Price Point for Many Budgets
Offices start from about US$120,000, and 21 of our current commercial listings ask under US$500,000. Hotels, warehouse buildings and portfolios run into the millions.
Know What You Are Buying
Three things shape most commercial purchases in Panama: the title, the permitted use and the income.
Title and Building Rules
Most offices and commercial units are titled as horizontal property (PH), like a condo. Check the title and any liens at the Public Registry, and read the building rules and the maintenance fees.
Zoning and Permitted Use
The zoning (uso de suelo) decides which businesses can operate there. Confirm it with the municipality before you buy, along with any licences your business will need.
Tenants and Income
If the property is sold with tenants, review every lease, the payment history and the deposits. For hotels and businesses, ask for real figures, not projections.
Costs to Factor In
The price is only part of the budget. Plan for these as well.
Maintenance Fees
Office towers and commercial plazas charge monthly maintenance fees, and they vary widely with the building’s services. Ask for the current fee and the reserve fund balance.
Legal Fees
About 1% to 1.5% of the price for your independent attorney, plus small notary and Public Registry fees.
Property Tax
Annual, based on the registered value. The primary-residence exemption does not apply to commercial property, so ask your attorney what the yearly tax will be.
Transfer Tax
Panama’s 2% transfer tax is customarily paid by the seller. Buyers pay no agent commission.

Commercial Property FAQ
Can foreigners buy commercial property in Panama?
Yes. Foreigners have the same property rights as Panamanians and can own commercial property in their own name or through a Panamanian corporation. Rules differ on some islands and within 10 kilometres of a national border, so use an independent attorney to check the title before you buy.
How much does commercial property cost in Panama?
Across our 47 current commercial and investment listings, prices start at about US$120,000 and the typical asking price is about US$525,000. Offices typically ask about US$340,000, warehouses about US$530,000 and boutique hotels about US$1.1 million. These are asking prices from November 2026, not closed sales.
Where are most of the commercial listings?
In Panama City: 35 of our 47 listings are in Costa del Este, Obarrio and the banking district, Casco Viejo and the warehouse parks near Tocumen. The rest are hotels and commercial property in Bocas del Toro, Boquete, the Pacific beach towns and Pedasí.
Can I get a mortgage on commercial property?
Local banks do lend on titled commercial property, usually with a larger down payment and a shorter term than for a home. Whether a bank will lend to a foreign buyer or a corporation depends on the bank, so speak to lenders early.
Do I need a corporation to buy commercial property?
No, but many buyers use a Panamanian corporation, especially when the property runs a business or for estate planning. Get advice from an independent attorney and tax adviser on what suits you.
Is rental income from Panama property taxed?
Yes. Rent from property in Panama is Panama-source income, so it is taxed in Panama even under the territorial tax system. A local accountant can tell you how it applies to you.
Can buying commercial property help me get residency?
Real estate, commercial property included, can count toward the Qualified Investor residency program, which sets a minimum investment and other conditions. Rules and minimums change, so confirm them with an immigration lawyer before you buy.
Do you list commercial space for rent?
No. We only list properties for sale. Some are sold with tenants in place, and we review those leases with you before you buy.
What are the closing costs when buying commercial property?
Buyers pay no agent commission; the seller pays it. Your main cost is your attorney, typically about 1% to 1.5% of the price, plus small notary and Public Registry fees. The 2% transfer tax is customarily paid by the seller.
Is there capital gains tax when I sell?
Yes. Panama withholds 3% of the sale price or the registered value, whichever is higher, which most sellers accept as the final tax. You can instead file on the actual profit, with the 3% credited.
Can I buy without being in Panama?
Yes. We can show you properties by live video, and you can sign through a power of attorney given to your lawyer. For a hotel or a business, we still suggest visiting before you close.
