Buying a Condo in Panama
Every price level, from the city to the beach
In short: we currently have 312 condos and apartments for sale across Panama. Most are in Panama City, with beach condos on the Pacific coast about 1 to 2 hours away and smaller groups in Boquete, Playa Venao, Panamá Pacífico and Bocas del Toro. The typical asking price is about US$305,000, and 64 condos are listed under US$200,000.
A condo is the easiest way to own property in Panama. The building looks after security, maintenance and the pool, you can lock up and leave, and many buildings allow rentals while you are away. Each unit has its own registered title, so foreigners buy condos with the same rights as Panamanians.
The right condo depends on how you will use it. City condos suit full-time living and long-term rentals, Pacific beach condos suit weekends and holiday rentals, and Boquete's mountain apartments suit buyers who want cooler weather. The sections below compare prices by region and link to our full guide for each area.

Types of Condo in Panama
From city towers to beach and mountain condos, here is what you will find and who each type tends to suit.
01
City High-Rise Condos
Towers in Panama City along Avenida Balboa, Punta Pacífica, Coco del Mar and Costa del Este, many with pools, gyms, security and parking. Views, floor level and amenities drive the price, and HOA fees can be significant.
02
Beach Condos
Pacific coast condos in Coronado, San Carlos, Gorgona, Chame and Playa Blanca, about 1 to 2 hours from the city. Popular as weekend homes and holiday rentals; check sea views, beach access and building upkeep.
03
Mountain Apartments
Apartments in Boquete’s cool highlands, often in small low-rise buildings with gardens and mountain views. A good fit for retirees and anyone who wants spring-like weather all year.
04
Family Apartments and Penthouses
Three- and four-bedroom apartments and penthouses, mostly in Costa del Este, San Francisco and Punta Pacífica. More space and outdoor terraces, with schools and shopping nearby.
05
Pre-Construction
Buy early, choose your unit and pay in instalments during construction. In return you take on delivery risk, so review the developer’s track record, payment schedule and delay terms.
06
Resale Condos
Ready to move into, often with more space for the money than new towers. You can see the real HOA fees, the reserve fund and the condition of the building before you buy.
07
Holiday-Rental Condos
Condos in buildings that allow short-term rentals, mostly in beach towns and parts of Panama City. Check the building rules first and budget for management and cleaning.

Why Buyers Choose a Condo in Panama
Equal Ownership Rights
Foreigners can own titled property with the same rights as Panamanians, in their own name or through a corporation or foundation. Each condo has its own registered title under Panama’s horizontal property law.
A Dollar Economy and Banking Centre
Panama uses the US dollar, and local banks lend to foreign buyers on titled property. See our mortgage and financing guide.
Property Tax and Retiree Benefits
Property tax is based on the registered value, with an exemption for a registered primary residence. Pensionado visa holders get discounts on many everyday services. Read our property tax guide.
Steady Long-Term Rental Demand
Professionals, diplomats, executives and relocating families rent in the central and waterfront neighbourhoods. Returns depend on the building, HOA fees and management.
Lock Up and Leave
The building handles security, gardens, pools and maintenance, so you can travel for months and come back to a home that has been looked after.
A Price Point for Most Budgets
Condos start from about US$85,000 at the beach and about US$94,000 in Panama City, and range up to large penthouses. 64 of our current condo listings ask under US$200,000.
Renting and New Construction
Two questions that shape most condo purchases in Panama: can you rent it, and should you buy new?
Long-Term Rentals
Demand is strongest in Panama City, from professionals, diplomats, executives and relocating families; beach and mountain towns rent more by the season. Rents depend on the building, size, furnishing and parking, so ask us for current comparable rents.
Short-Term Rentals
Many buildings restrict or ban short-term rentals, while others, including some in Casco Viejo, allow them. Always check the building’s rules before you buy with rental plans, and budget for management and cleaning.
New and Pre-Construction
Several new buildings are selling at once, which gives buyers choice and payment plans. Review the developer’s track record, the payment schedule, the completion date and the delay terms, and compare with resale nearby.
Costs to Factor In
The price is only part of the budget. Plan for these as well.
HOA Fees
Monthly, and they vary widely with the building and its amenities. Ask for the current fee and the reserve fund balance.
Legal Fees
About 1% to 1.5% of the price for your independent attorney, plus small notary and Public Registry fees.
Property Tax
Annual, based on the registered value, with an exemption for a registered primary residence up to a set value.
Transfer Tax
Panama’s 2% transfer tax is customarily paid by the seller. Buyers pay no agent commission.

Panama Condo FAQ
How much does a condo cost in Panama?
Across our 312 current condo and apartment listings, the middle of the market asks about US$165,000 to US$850,000, and the typical asking price is about US$305,000. Beach condos on the Pacific coast and apartments in Boquete usually cost less than ocean-view towers in Panama City. These are asking prices from October 2026, not closed sales.
Can foreigners buy a condo in Panama?
Yes. Foreigners have the same property rights as Panamanians and can own a titled condo in their own name or through a Panamanian corporation or foundation. Use an independent attorney to check the title, liens and the building’s records before you buy.
How does condo ownership work in Panama?
Condos are registered under Panama’s horizontal property law (propiedad horizontal). Each unit has its own title in the Public Registry plus a share of the common areas, and the building’s regulations set the HOA fees, rental rules and what owners can change.
Where can I buy a beach condo in Panama?
Most beach condos are on the Pacific coast in Coronado, San Carlos, Gorgona, Chame and Playa Blanca, about 1 to 2 hours from Panama City. We have 44 listed there, from about US$85,000, with most between US$145,000 and US$390,000. Playa Venao on the Azuero Peninsula is further away and suits surfers.
Where can I find a condo in Panama under US$200,000?
We have 64 condos listed under US$200,000. Most are in Panama City’s San Francisco, Bella Vista, El Cangrejo and Obarrio neighbourhoods, and in the beach towns of San Carlos, Playa Blanca and Gorgona. Tell us your budget and we will send you a shortlist.
Can I rent out my condo on Airbnb?
It depends on the building. Some buildings allow short-term rentals, while many restrict or ban them. Check the building’s regulations before you buy, and budget for management and cleaning.
What are HOA fees like?
They vary widely with the building and its amenities, such as pools, gyms, security and staff. Before you make an offer, ask for the current fee, what it covers, any planned special assessments and the reserve fund balance.
Should I buy new, pre-construction or resale?
Resale apartments are ready to move into, and you can see the real HOA fees and the building’s condition. New and pre-construction projects offer modern finishes and payment plans, but pre-construction carries delivery risk, so check the developer’s track record and contract terms.
What are the closing costs when buying a condo?
Buyers pay no agent commission; the seller pays it. Your main cost is your attorney, typically about 1% to 1.5% of the price, plus small notary and Public Registry fees. The 2% transfer tax is customarily paid by the seller, and a deposit of around 10% is usually held in escrow until closing.
Can I get a mortgage as a foreigner?
Yes. Through our lending partner, qualified foreign buyers can finance up to 75% of the purchase price on titled property. Banks require proof of income, and terms depend on your profile and residency status.
Can buying a condo help me get residency?
It can. As of September 2026, the Qualified Investor visa requires $300,000 in a first sale from a developer or $500,000 in a resale, and the Friendly Nations visa accepts titled property from $200,000. Confirm current rules with an immigration attorney.
Is there capital gains tax when I sell?
Yes. Panama withholds 3% of the sale price or the registered value, whichever is higher, which most sellers accept as the final tax. You can instead file on the actual profit, with the 3% credited.
Can I buy without being in Panama?
Yes. We can show you properties by live video, and you can sign through a power of attorney given to your lawyer. Many buyers still visit before closing to see the building and neighbourhood in person.
