Buying Land in Boquete

Cool mountain air, fertile soil and room to build

In short: we currently have 11 lots, land parcels and farms for sale in Boquete and the surrounding Chiriquí area. Six are in and around Boquete, from a 4,000 m² lot with water and power for US$53,000 to about 4 hectares of development land for US$450,000. The rest are two lots near David and three farms in rural Chiriquí, up to a 5.8-hectare agricultural estate for US$1.45 million.

Boquete sits at about 1,200 m on the slopes of Volcán Barú, so most buyers come for the climate: highs around 25°C and lows around 16°C all year, with no need for air conditioning. Land here is bought for a retirement home, a small coffee or fruit farm, or a rental cottage, and the right lot depends as much on wind, rain and road access as on the view.

Know What You Are Buying

Mountain land brings a few checks that a beach or city lot does not.

Title, Survey and Boundaries

Confirm the land is titled in the Public Registry rather than held as rights of possession, and get a fresh survey. On slopes and farms, boundaries are often marked by fences and trees, not by the title plan.

Water and Power

Ask where the water comes from: a municipal line, a well, a spring or a water concession. Check that power is at or near the lot and what it costs to connect, and plan for water storage and a backup generator.

Access, Slope and Weather

Drive the road in the rainy season, from May to November. Check the slope and drainage, how exposed the lot is to the dry-season wind, and get building permits through the municipality of Boquete before you start.

Where to Buy Land Around Boquete

Boquete is a district of small villages, and each has its own weather. Higher and further north is usually cooler and wetter; lower and towards the highway is usually drier and windier in the dry season. Visit in both seasons if you can.

Types of Land in Boquete

From a lot for your home to a working farm, here is what you will find and who each type tends to suit.

01

Building Lots with Services

Lots of about 1,000 to 4,000 m² with water and power at or near the boundary. The simplest way to build a home, and usually the best value per m².

02

Lots in Gated Communities

Lots inside a gated residential community, with paved roads, utilities and security already in place. Monthly fees apply, and there are design rules to follow.

03

View Lots

Hillside land looking over the valley or towards the Pacific. Check the slope, the drainage and the wind before you fall in love with the view.

04

Lots with Fruit Trees

Land with established citrus, banana or avocado trees, often on the lower slopes towards David, where the climate is warmer.

05

Small Coffee and Hobby Farms

A hectare or more for coffee, vegetables or animals, often with a house. Ask about water rights and who will look after the land when you are away.

06

Development Land

Parcels of several hectares near Boquete for a small community, cabins or a project. Check zoning, access and the cost of bringing in services.

07

Agricultural Estates

Larger working farms with buildings and infrastructure, sometimes with agro-tourism permits. These need the most due diligence on title, boundaries and water.

Why Buyers Choose Land in Boquete

Spring Weather All Year

Highs around 25°C and lows around 16°C, so most homes need no air conditioning or heating.

Fertile Volcanic Soil

Coffee, citrus, vegetables and flowers grow easily on the slopes of Volcán Barú, Panama’s highest peak.

Equal Ownership Rights

Foreigners can own titled land with the same rights as Panamanians, in their own name or through a corporation or foundation.

A Ready-Made Community

Boquete has one of the largest expat communities in Panama, with clubs, volunteering and English widely understood in town.

Close to David

About 45 minutes down the mountain to David’s private hospitals, shopping and Enrique Malek airport, with flights to Panama City.

Room to Spread Out

Many lots are 1,000 m² or more, with space for a garden, a workshop or a guest cottage.

Costs to Factor In

The price is only part of the budget. Plan for these as well.

Community Fees

Monthly fees apply to lots in gated communities and vary with the roads, security and shared areas. Ask for the current fee and what it covers.

Survey and Connections

A new survey, plus connecting water and power if they are not at the boundary. Ask for quotes before you agree a price.

Property Tax

Annual, based on the registered value of the land. Lots below a set value are exempt, and building a registered primary residence can qualify for an exemption.

Transfer Tax

Panama’s 2% transfer tax is customarily paid by the seller. Buyers pay no agent commission.

Boquete Land FAQ

Across our current listings, building lots near Boquete ask from about US$13 per m² for a lot with water and power to about US$107 per m² in a gated community, and larger parcels ask from about US$12,500 a hectare. Our 11 listings in Boquete and Chiriquí run from US$18,000 to US$1.45 million. These are asking prices from October 2026, not closed sales.

Can foreigners buy land in Boquete?

Yes. Foreigners have the same property rights as Panamanians and can own titled land in their own name or through a Panamanian corporation or foundation. Boquete is not in a restricted border zone, but use an independent attorney to check the title and boundaries before you buy.

What is the best area of Boquete to buy land?

It depends on the weather you want. Alto Boquete and the road to David are generally drier, warmer and easier to reach; Volcancito and Jaramillo have views; Palmira and the upper valley towards Los Naranjos are greener, cooler and wetter. Visit in both seasons before you choose.

Is there water and power on Boquete land?

Many lots near town have both at the boundary, but not all. Rural land may rely on a well, a spring or a water concession. Confirm the source, the cost of connecting and whether there is enough water in the dry season.

How much does it cost to build a house in Boquete?

It depends on the design, the finishes and the slope of the lot. Get two or three quotes from local builders based on your plans, and budget for permits, the architect and connecting services. See our guide to building in Panama.

Do buyers pay a commission?

No. As a buyer you pay no agent commission when you buy through us; the seller pays it. Your own costs are mainly your attorney, a survey, notary and registry fees.
