Welcome to the Azuero Peninsula
In short: the Azuero Peninsula is the large peninsula in south-central Panama that reaches into the Pacific, covering Los Santos and Herrera provinces. We have about 70 listings across six towns, Pedasí, Los Destiladeros, Playa Venao, Cañas, Las Tablas and Chitré, from a $45,801 building lot to a $3.9 million beachfront property.
The Azuero is Panama’s cultural heartland: cattle country, colonial plazas, the country’s best-known folk festivals and Carnival in Las Tablas. Its south-east coast, from Pedasí to Playa Venao and Cañas, has long, uncrowded beaches, surf and some of the sunniest weather in Panama.
Chitré and Las Tablas are the working towns, with hospitals, supermarkets, banks and hardware stores, while the beach towns are smaller and quieter. Panama Properties is based in Pedasí, so this is the region we know best: our team lives here year-round and works with local builders, attorneys and surveyors every week.

Why Buyers Choose the Azuero
The Sunniest Corner of Panama
Much of the Azuero lies in the Arco Seco, with a longer dry season and more sunshine than most of the country.
Beaches, Surf and Wildlife
Quiet beaches, surf at Playa Venao, whale watching in season, and wildlife refuges at Isla Iguana and Isla Cañas.
Panama’s Cultural Heartland
Carnival in Las Tablas, folk festivals, polleras and colonial towns. Life here feels traditional and unhurried.
Good Value
Homes, lots and farms at prices well below Panama City and the beaches closer to the capital, with owner financing on some listings.
Real Towns Nearby
Chitré and Las Tablas have hospitals, private clinics, supermarkets and banks, so you are never far from services.
A Welcoming Community
Friendly locals and a growing group of retirees, families and remote workers, especially around Pedasí and Playa Venao.
Living on the Azuero
The practical side: getting here, healthcare and climate.
Getting Here
By road it is about four to five hours from Panama City on the Pan-American Highway, then south from Divisa. FlyTrip flies from Albrook to Pedasí daily in about 45 minutes, and buses run to Chitré and Las Tablas.
Healthcare
Chitré has the region’s largest hospitals and private clinics, and Las Tablas has a regional hospital. Smaller towns have health centres for everyday care, and specialist care is in Panama City.
Climate and Beaches
Warm all year, with a dry season from about December to April. The coast is drier than the inland hills. Beaches range from calm bays to surf breaks.
Ways to Buy
Two options many Azuero buyers ask about.
Owner Financing
Several Azuero homes and building lots are offered with owner financing. The down payment, interest rate and term are agreed with each seller, and your attorney records the financing so both sides are protected.
Buy a Home or Build Your Own
A finished home lets you move in or rent right away with known costs. Building gives you your own design and often a lower cost per square metre. Check road access, water, power and internet before buying any lot.
Know Before You Buy
Rural and coastal property on the Azuero has rules worth understanding first.
Titled Property
Full ownership registered at the Public Registry. The safest and simplest option for foreign buyers, and it can be financed, insured and resold easily.
Rights of Possession
Found on some rural and coastal land. Legally recognized but not registered title, so it needs careful verification and an experienced attorney.
The Coastal Strip
On the Pacific coast, the first 22 metres inland from the high-tide line is public land and cannot be privately owned. Beachfront purchases need a survey that shows it.
Protected Land
Mangroves and protected areas cannot be titled or built on. Your attorney and surveyor should confirm the boundaries on site.
Water, Power and Internet
Towns have municipal water. Many country and beach properties use private wells with storage tanks for the dry season. Confirm each service for the specific property.
Permits and Building
Building plans need municipal approval before construction starts. Allow for a new survey and any permit or connection fees when buying land.
Hear From People Who Moved to the Azuero
In these interviews, Ken from Panama Properties sits down with expats from Canada and the United States who moved to Pedasí, on the Azuero’s south-east coast, to talk honestly about why they came, what surprised them and their advice for anyone thinking about the move.
Tamara and Neil: From Alberta
After long Canadian winters on an Alberta horse farm, Tamara and Niel wanted sunshine and whales from shore. They talk about living costs, a busy social life, and the challenges, from power cuts to paperwork.
Erick: The Coast Over the Mountains
Erick and his wife moved from Washington State in 2024 with their dogs, rented first, then bought in Punta Mala. He covers flying pets to Panama, early power cuts and the Friday market.
Glen: Five and a Half Years In
Glen, a former architect from Ontario, rented in town for a year before building his own home outside Pedasí. His advice: visit first, rent before you buy, and work with people who know local building.

Is the Azuero Peninsula a good place to live?
For many buyers, yes: it is sunny, affordable, friendly and rich in local culture, with good beaches and real towns nearby. The trade-offs are the distance from Panama City and its international airport, specialist healthcare in the capital, and a smaller expat community, so some Spanish helps.
