Bella Vista runs from Avenida Balboa and the bay inland toward Vía España, next to El Cangrejo, Obarrio and Marbella. It was laid out in the 1930s as an upper-middle-class neighbourhood of family homes and mid-rise buildings, and some of those early houses still stand between the towers.
Since 2000 the waterfront along Avenida Balboa has filled with residential towers facing the bay and the Cinta Costera. Inland, Calle Uruguay is known for its restaurants, bars and hotels, while quieter streets around Parque Urracá offer older, roomier apartments within walking distance of everything.

What Drives the Price
The view. An open bay view on Avenida Balboa commands a clear premium over a city view a few blocks inland.
Rental permission. Buildings that allow short-term rentals price that in, so confirm the licence and building rules in writing.
Size and age. Older, larger apartments cost far less per m² than new compact units.

Only if the building and its licence allow it. Some new projects on Calle Uruguay are marketed for short-term rental, but many buildings ban it. Get the rules and licence in writing.
Is Bella Vista noisy?
Streets around Calle Uruguay are lively at night. Quieter blocks and higher floors are a short walk away.
Is Bella Vista walkable?
Yes. Restaurants, supermarkets, the Cinta Costera and Parque Urracá are all within walking distance, and Metro stations are on Vía España.
Can foreigners buy property in Bella Vista?
Yes. Foreigners have the same property rights as Panamanians and can own titled property in their own name or through a Panamanian corporation or foundation.
What are the closing costs?
Buyers pay no agent commission. Plan for legal fees of about 1% to 1.5% plus small notary and Public Registry fees. The 2% transfer tax is customarily paid by the seller.
Can buying here help me get residency?
It can. As of September 2026, the Qualified Investor visa requires $300,000 in a first sale from a developer or $500,000 in a resale, and the Friendly Nations visa accepts titled property from $200,000. Confirm the rules with an immigration attorney.
Can I get a mortgage as a foreigner?
Yes. Through our lending partner, qualified foreign buyers can finance up to 75% of the purchase price on titled property. Banks require proof of income.
Is there capital gains tax when I sell?
Yes. Panama withholds 3% of the sale price or the registered value, whichever is higher, which most sellers accept as the final tax. You can instead file on the actual profit, with the 3% credited.
