Welcome to Pedasí
In short: Pedasí is a small town on the Azuero Peninsula with homes for sale, casitas, ocean-view and beachfront lots, development land and investment properties, including furnished apartments. Current listings include 16 houses from about $48,000 to $1.45 million and 10 building lots from $45,801, and the town is about a 45-minute FlyTrip flight from Albrook in Panama City.
Pedasí is a small, friendly town on the southern tip of the Azuero Peninsula, surrounded by quiet beaches, ocean-view hills and some of Panama’s best fishing and surfing. It sits in the Arco Seco, the driest part of the country, so it gets more sunshine and less rain than most of Panama.
Buyers come for a retirement home within walking distance of town, a beach house, a lot to build on, or a rental near the surf at Playa Venao. Prices are well below Panama’s better-known beach areas, and several listings offer owner financing. Panama Properties is based here: our office is in Plaza Pedasí, our team lives here year-round, and we know the local builders, attorneys and surveyors personally.

Living in Pedasí
The practical side: getting here, healthcare, climate and beaches.
Getting Here
FlyTrip flies from Albrook Airport in Panama City to Pedasí every day in about 45 minutes. By road it is about four and a half to five hours on paved highways, and shuttles and private drivers are available.
Healthcare
Pedasí has a local health centre for everyday care. Las Tablas, about 40 minutes away, has a regional hospital, and Chitré has larger hospitals and private clinics. Specialist care is in Panama City.
Climate and Beaches
Warm all year, with a dry season from about December to April. Even the rainy season is drier than most of Panama. Beaches range from calm swimming bays to surf breaks.
Ways to Buy
Two options many Pedasí buyers ask about.
Owner Financing
Several Pedasí homes and building lots are offered with owner financing. The down payment, interest rate and term are agreed with each seller, and your attorney records the financing so both sides are protected.
Buy a Home or Build Your Own
A finished home lets you move in or rent right away with known costs. Building gives you your own design and often a lower cost per square metre. Check road access, water, power and internet before buying any lot.
Know Before You Buy
Coastal and rural property in Panama has rules worth understanding first.
Titled Property
Full ownership registered at the Public Registry. The safest and simplest option for foreign buyers, and it can be financed, insured and resold easily.
Rights of Possession
Found on some rural and coastal land. Legally recognized but not registered title, so it needs careful verification and an experienced attorney.
The Coastal Strip
On the Pacific coast, the first 22 metres inland from the high-tide line is public land and cannot be privately owned. Beachfront purchases need a survey that shows it.
Protected Land
Mangroves and protected areas cannot be titled or built on. Your attorney and surveyor should confirm the boundaries on site.
Water, Power and Internet
Town has municipal water. Many country and beach properties use private wells with storage tanks for the dry season. Confirm each service for the specific property.
Permits and Building
Building plans need municipal approval before construction starts. Allow for a new survey and any permit or connection fees when buying land.

Glen: Five and a Half Years In
Glen, a former architect from Ontario, rented in town for a year before building his own home outside Pedasí. His advice: visit first, rent before you buy, and work with people who know local building.

Can buying property in Pedasí help me get residency?
It can. As of September 2026, the Qualified Investor visa needs US$300,000 for a new, first-sale property and US$500,000 for a resale. A titled property of US$200,000 or more can support the Friendly Nations visa if your country qualifies, and many retirees here use the Pensionado visa instead. Compare residency routes.
Can I buy without being in Panama?
Yes. Many clients start with video tours and buy remotely through a power of attorney. Because we live in Pedasí, we can visit properties, check boundaries and handle closing details for you. For land, we recommend visiting in person or sending a trusted representative.
