Hi, I'm Ken Norton with Panama Properties. Here's your Casco Viejo market update for October 2026: what prices are doing, what's available right now, and where the opportunities are for both home buyers and investors.

Why Casco Viejo

Casco Viejo is a UNESCO World Heritage Site and one of Panama City's most sought-after neighbourhoods. Restored colonial buildings, ocean views, and a lively mix of great restaurants and rooftop bars give it a character you won't find anywhere else in the city.

Prices have held up well in 2026

Values in Casco Viejo have held up well this year. Most sales fall between $3,200 and $5,500 per square metre (roughly $297 to $511 per square foot), well above the Panama City median. That premium reflects the neighbourhood's limited supply of restored historic buildings and its enduring appeal to both residents and visitors.

What's available now

New lofts in historic Santa Ana: starting from $263,000, a great entry point just steps from the heart of the old city.

Furnished one-bedroom condo: $270,000, ready to move into or to put to work.

Commercial spaces at Plazuela de Alfaro: starting from $227,000, aimed squarely at investors.

The investor angle: ground-floor commercial

With tourism and nightlife growing, ground-floor commercial space in Casco Viejo is renting for around $18 to $20 per square metre per month (about $1.67 to $1.86 per square foot). For investors looking beyond residential, street-level commercial in a heritage district with steady foot traffic is well worth a closer look.
