Living in Pedasí, Panama (2026): Cost of Living, Real Estate Prices, and What It's Actually Like

Most articles about Pedasi are written by people who spent a weekend here, or who have never set foot on the Azuero Peninsula at all. They call it "Panama's next expat frontier," give it two paragraphs, and move on to Boquete.

 

I live and work here. Panama Properties is based between Pedasi and Panama City, and our team has helped foreign buyers purchase homes, lots, and ocean-view land across the Azuero for years. This guide is the article I wish existed when clients first email us: real numbers, real trade-offs, and an honest picture of what daily life in Pedasi looks like in 2026.


 

WHERE IS PEDASI AND WHY ARE PEOPLE MOVING HERE

 Pedasi is a small town of a few thousand people on the southeastern tip of the Azuero Peninsula, about a 4 to 4.5 hour drive from Panama City. It sits in Panama's "dry arc," which means noticeably less rain than most of the country, big open skies, cattle country, and a coastline of long, uncrowded beaches.

 

The town itself is a grid of a few streets around a central plaza: colorful houses, family-run restaurants, a handful of cafes and mini-supers, a small clinic, a bank, and a growing number of foreign residents from the United States, Canada, and Europe mixed in with Panamanian families who have been here for generations. That mix is the point. Pedasi never became a gated expat bubble. You will practice your Spanish at the butcher, wave at neighbors on the plaza, and still find an English-speaking community that gets together regularly.

 

Twenty minutes away is Playa Venao, one of Central America's best-known surf beaches, with beach clubs, restaurants, and a younger international crowd. Ten minutes offshore is Isla Iguana, a protected wildlife refuge with white sand and some of the best snorkeling on the Pacific coast. And the waters off Pedasi are part of Panama's famous "Tuna Coast," which is why sport fishermen from all over the world know this town before anyone else does.

 

 

WHAT IT COSTS TO LIVE IN PEDASI IN 2026

 These are honest working ranges based on what our clients and neighbors actually spend. Your number depends on lifestyle, but a couple can live comfortably in Pedasi on 2,000 to 3,000 dollars per month including rent. A frugal single person can do it on considerably less. Here is how that breaks down.

 

RENT.

Long-term rentals in and around town generally run from about 600 to 1,200 dollars per month for a two-bedroom house. Modern homes in expat communities or with ocean proximity run 1,200 to 2,500 dollars or more, especially furnished. Renting for a few months before you buy is exactly what we recommend to most clients, and inventory does exist if you plan ahead.

 

GROCERIES AND DINING.

A meal at a local fonda costs 4 to 7 dollars. Dinner at one of the nicer restaurants in town or in Playa Venao runs 12 to 25 dollars per person. Local produce, fresh fish bought at the beach in the morning, and Panamanian staples are inexpensive. Imported goods, wine, and specialty items cost more than in Panama City because everything travels four hours to get here. Most residents stock up on big shops in Chitre or Las Tablas.

 

UTILITIES.

Electricity is the variable. Pedasi is hot, and if you run air conditioning all day in a poorly insulated house, you can spend 200 to 400 dollars per month. A well-designed home with cross-breezes and AC in bedrooms only will run far less. Water is inexpensive. Fiber internet is now available in town and in several communities, typically 30 to 60 dollars per month, and it is genuinely good enough for full-time remote work and video calls.

 

HEALTHCARE.

There is a public clinic in town for basic care. For anything more serious, Las Tablas has a public hospital about 40 minutes away, and Chitre, about an hour away, has private hospitals, specialists, pharmacies, and labs. Many residents carry Panamanian private insurance or pay out of pocket, since consultations with specialists often cost 25 to 60 dollars. For major procedures, Panama City has world-class private hospitals such as Pacifica Salud, affiliated with Johns Hopkins Medicine. This is the honest trade-off of Pedasi: day-to-day healthcare is covered locally, serious healthcare means a drive.

 

TRANSPORTATION. You will want a car, ideally with decent clearance. Gasoline costs roughly what it does in the United States. There is a small airstrip in Pedasi and a regional airport in Chitre, but most residents simply drive to Panama City when they need the capital.

 

 

PEDASI REAL ESTATE PRICES IN 2026

This is our home market, so let me give you the picture the way I give it to buyers on the phone.

 

BUILDING LOTS.

Titled lots in established communities around Pedasi generally start in the 40,000 to 80,000 dollar range, with premium lots in master-planned beach communities such as Costa Pedasi, or lots with ocean views, running from around 100,000 dollars up to several hundred thousand depending on size and frontage. Owner financing is sometimes available on lots, which is rare in Panama and a genuine advantage for foreign buyers who want to secure land now and build later.

 

HOMES.

Modest homes in and around town can still be found from roughly 150,000 to 250,000 dollars. Newer construction in expat-oriented communities typically runs 250,000 to 450,000 dollars. Ocean-view and beachfront homes range from around 400,000 dollars to well over 1 million for luxury builds near Playa Venao or on the coast.

 

WHY BUYERS CHOOSE PEDASI OVER THE BEACH TOWNS CLOSER TO PANAMA CITY.

Price per square meter is significantly lower than Coronado and the rest of the "beach corridor," the beaches are emptier, and the town has authentic character rather than highway sprawl. The trade is distance: you are four-plus hours from the capital instead of one.


 

FOREIGN OWNERSHIP.

Foreigners have the same property rights as Panamanians and can hold titled property in their own name or through a Panamanian corporation. There are no restrictions on foreign ownership of titled land in this area. Due diligence still matters enormously in Panama, particularly confirming clean title, boundaries, and access, which is exactly what a licensed local brokerage is for.

 

 

WHAT DAILY LIFE ACTUALLY LOOKS LIKE

 Mornings start early here because the light and the temperature are at their best. People surf at Venao or El Toro, walk the beach at Playa Arenal, ride horses, or have coffee on the plaza. The heat builds through midday, life slows down, and evenings come back to life with dinners that end early. This is not a nightlife town. If you want rooftop bars, you want Panama City. If you want to see the Milky Way from your porch, you want Pedasi.

 

The community is one of Pedasi's genuine strengths. It is small enough that you will know people within weeks: beach cleanups, fishing tournaments, yoga classes, Spanish-English language exchanges, and the constant rhythm of Panamanian festivals. Las Tablas, 40 minutes up the road, hosts the most famous Carnival celebration in Panama every February, and the region's folkloric traditions, polleras, and festivals are a real part of the calendar, not a tourist show.

 

SAFETY.

Pedasi is one of the safer places you can live in Latin America. Petty theft exists as it does everywhere, and normal precautions apply, but violent crime in this region is rare, and the Azuero in general has a small-town culture where people look out for each other.

 

CLIMATE.

Expect roughly 28 to 34 degrees Celsius (mid 80s to low 90s Fahrenheit) year-round. The dry season runs from about December through April with steady sunshine and strong afternoon breezes. The green season, May through November, brings short, dramatic rains that keep the peninsula green, with October and November the wettest months. Because Pedasi sits in the dry arc, it gets meaningfully less rain than Boquete, Bocas del Toro, or Panama City.

 

 

WHO PEDASI IS RIGHT FOR, AND WHO IT IS NOT

 Pedasi fits people who want space, ocean, community, and a lower cost of entry into Panama's coast, and who are comfortable trading big-city convenience for it. Retirees who want quiet without isolation. Remote workers who need fiber internet and a surf break. Investors who understand that the best returns in Panama historically came from buying in towns like this one before the infrastructure fully caught up.

 

It is probably not the right fit if you need a major hospital within 15 minutes, want international schools nearby, or cannot live without same-day Amazon-style convenience. Families with school-age children usually look at Panama City or Coronado first.

 

 

HOW PEDASI COMPARES TO BOQUETE AND CORONADO

Boquete gives you cool mountain weather, a large established retiree community, and proximity to David's hospitals, at the cost of rain, clouds, and rising prices. Coronado gives you beach living 90 minutes from Panama City with malls and medical clinics, at the cost of crowds, traffic, and a corridor that feels more like a suburb than a town. Pedasi gives you the most authentic small-town coastal life of the three, the driest climate, and the lowest-density beaches, at the cost of distance. There is no wrong answer, only the right match for your priorities, and we help clients in all three markets.
