Most people find Playa Venao the same way: they come for the waves, then start looking at the hills behind the bay. This wide, horseshoe-shaped bay on the Azuero Peninsula has grown from a quiet surf spot into a small international community of surfers, remote workers, retirees, families and holiday-rental owners. Our Playa Venao real estate page lists what is for sale now; this guide is about choosing well.

Why Buyers Choose Playa Venao

Venao is still taking shape, so buyers can choose between finished homes, condos and land, at very different price points depending on how close they want to be to the sand.

  • Surf most days of the year in a sheltered bay, with the most consistent waves often in the rainy season

  • Boutique hotels, restaurants and yoga studios in a small, international community

  • Sea views for much less in the hills behind the bay and in nearby Cañas

  • Holiday demand from surfers, Panamanian families and travellers, peaking from December to April and at Carnival and Easter

  • Supermarkets, banks, schools and a health centre about 30 minutes away in Pedasí

  • A lower cost of living than most of North America and Europe

Where to Buy in Playa Venao

Think of the Venao market as three bands: the bay itself, the hills above it, and the countryside to the west.

  • The bay: the surf village, with hotels, restaurants, gated condo communities and holiday rentals. Beachfront land here is scarce and priced accordingly.

  • The hills behind the bay: ocean-view homes, villas and building lots, with access roads that vary from easy to steep.

  • Cañas: a small traditional village a short drive west, with larger ocean-view parcels and new homes at lower prices, near the Isla Cañas turtle beaches.

  • Los Pozos and El Ciruelo: nearby areas, each with its own character, access and rules, worth touring before you decide.

  • Pedasí: about 30 minutes away, where many owners do their banking and shopping, and where some choose to live full-time.

What Property Costs in Playa Venao

Here the clearest way to compare is price per square metre. These are advertised asking prices as of October 2026, not completed sales.

  • Beachfront building land in the bay: about $1,060 per m², for example an 800 m² lot at $849,600

  • Ocean-view hill lots behind the bay: about $110 to $170 per m², such as 900 m² lots at $100,000 to $150,000

  • Larger ocean-view parcels in Cañas: about $30 to $65 per m²

  • Farm land a short drive inland: about $3 per m², such as an 18-hectare parcel at $540,000

  • Condos in beachfront and gated communities: about $3,500 to $4,000 per m², from a 78 m² furnished loft at $270,000 to a 99 m² turnkey ocean-view condo at $389,900

  • Oceanfront condos: about $5,700 per m², with 101 m² units from $575,000

  • Homes and villas near the bay: about $2,000 to $3,700 per m² of living space, such as a 160 m² three-bedroom pool home at $590,000 and an eight-bedroom ocean-view villa at $2,100,000

Recently there have been about 13 homes and villas, 6 condos and 8 lots and land parcels on offer. See the current Playa Venao listings for photos and details.

How Buying Works in Playa Venao

  1. Decide early whether beachfront, a hillside view or the countryside fits your budget. The gap between them is large.

  2. Tour with us in person or by video. For condos, compare price per m², HOA fees and rental management, not only the headline price.

  3. For land, get a builder's estimate before you offer. Access roads and foundations on hillside lots add real cost.

  4. Ask us for recent comparable listings and sales, then make an offer through a promise-to-purchase agreement with agreed deposit terms.

  5. Your independent attorney verifies title, shoreline rules, easements, survey and zoning. We work alongside attorneys and licensed surveyors.

  6. Sign the deed and register it at the Public Registry. After closing, we can introduce builders and rental managers.

What to Check Before You Buy

  • Title: most property around the bay is titled, but some rural land is held under Rights of Possession, which carries more risk and usually cannot be financed.

  • Shoreline rules and easements on anything close to the beach, confirmed by survey.

  • Water: community systems or private wells, often with storage tanks for the dry season.

  • Power: grid electricity in and around the bay, though some outlying properties rely partly on solar.

  • Internet: anything from fibre to satellite, so test it if you work online.

  • HOA fees and rules: they vary by community and amenities, and we provide them for each listing.

  • Building approvals: plans need municipal approval, and coastal or larger projects may also need environmental approval. Our home building guide covers the process.

Costs, Financing and Residency

Buyers pay no agent commission. Plan for legal fees of about 1% to 1.5% plus small notary and Public Registry fees; the 2% transfer tax is customarily paid by the seller. On land, add a new survey and any permit or utility connection fees.

Through our lending partner, qualified foreign buyers can finance up to 75% of titled property, and banks require proof of income. Read more on our mortgages and loans page.

As of September 2026, the Qualified Investor visa requires $300,000 in a first sale from a developer or $500,000 in a resale, and the Friendly Nations visa accepts titled property from $200,000. The Pensionado visa is income-based. Our residency through investment page explains the options; confirm them with an immigration attorney.

Is Playa Venao Right for You?

A great fit if you surf or want to learn, like a slower pace in a small, international community, want a furnished condo or villa near the beach, or are happy to trade beachfront for a big view from the hills.

Think twice if you need city amenities, want shops and a hospital nearby (the health centre is in Pedasí and the regional hospital in Las Tablas is a little over an hour away), or would find the quiet months between holidays too quiet.

Playa Venao Buyer FAQ

How do I get to Playa Venao?

It is about 30 minutes from Pedasí and roughly 5 to 5.5 hours from Panama City on paved roads. Air Panama has resumed scheduled flights to Pedasí, and Chitré also has an airport; check current schedules.

Is the surf good all year?

Yes. Surfers visit year-round, and the rainy season from about May to November often has the most consistent surf, even though tourism is quieter.

Can I rent my property out?

Yes. Furnished condos and villas near the beach are the most popular rentals, and remote workers and expats rent long term. Results depend on the property, its location and its management.

Can I buy remotely?

Yes, through a power of attorney with an independent attorney. For land, we recommend seeing it in person before you commit.
